Latimer House is one of the finest seaside properties on the East Coast, a truly magnificent late Victorian clifftop home that offers a self-catering stay like no other. Elevated above the seafront, its uninterrupted views of the sea can be enjoyed from the large walled garden and many of the rooms in this one-of-a-kind holiday home. It was completely refurbished in 2019/20 with the interiors shortlisted for a number of design awards.
Brimming with character and style, Latimer house is sure to provide a memorable stay for the whole family. With generous accommodation throughout, the property is arranged over three floors, and even offers its own private, indoor, swimming complex for guest use, including a sauna. A large open plan kitchen, dining and living area is complimented downstairs by a day room overlooking the garden, a movie room and even a snooker room with full sized table. You certainly won’t be short of things to do here!
Further shared spaces upstairs include a library room, a gaming area with a number of games consoles and a further study area. The bedrooms are arranged over the first and second floor, accommodating up to 16 guests, and each offers a luxurious space to recharge those batteries. Two of the bedrooms have access to a jack-and-jill bathroom, whilst all others benefit from their own ensuite.
Outside certainly doesn’t disappoint and everything has been thought of to ensure your whole party enjoys a wonderful staycation. Aside from those stunning panoramic sea views, there are beautifully landscaped walled gardens to enjoy that offer almost complete privacy. There is a raised patio area with gas barbeque so you can easily appreciate some alfresco dining and a play-zone for the children equipped with slide, swings and climbing frame. There really is something for everyone here.
There’s so much to do at the house, we wouldn’t blame you for wanting to stay put, however if venturing out there is plenty to do withing walking distance in Felixstowe. The house has direct access to a path leading to the seafront promenade. A number of pubs and restaurants line the walk along the seafront, where you’ll pass the recently restored Cliff Gardens before reaching Felixstowe Pier, a hub of traditional English seaside entertainment!
With breath-taking surroundings and stunning interiors, Latimer House truly does have to be seen to be believed. It’s a perfect holiday destination for making wonderful family memories.

Main entrance door: Enter into Main Entrance Hall, with occasional furniture and side tables and stunning sea view through double doors to:
Day Room: A selection of comfortable seating, gas, flame effect fire, complete with bi-fold doors giving sea views and access to the patio terrace. Small bar with fridge and drinks cabinet. Door to the Snooker Room and a separate door (two steps up), to the Living Area.
Snooker Room: Full sized snooker table, occasional chairs and large fireplace with gas, flame effect fire. Views of the swimming pool and doors leading to the patio terrace externally, and Day Room and Rear Hall internally .
Off the Main Entrance Hall is also the:
Snug/Movie Room: Large screen, wall mounted Smart TV with SKYQ, BluRay DVD player and surround sound. Large corner sofa and occasional chairs and wood log burning stove.
To the left of the Main Entrance Hall is a corridor leading to rear staircase and Rear Hall with:
Utility Room: Washing machine, tumble dryer, iron and basin.
Cloakroom 1: W.c. and basin.
Further corridor beyond with coat, shoe and umbrella storage, leading to side entrance door, further coat and shoe storage room and beyond is the pool complex:
Changing Room: Wet room shower, hooks and bench with separate w.c. and basin.
Pool Room: Large, curved indoor heated swimming pool with tiled surround overlooking the sea. There are three steps down at either side from the raised sitting platform, complete with heated bench and occasional chairs.
Sauna: Walk-in shower with rainfall shower head. Enclosed sauna with bench. This area is open to the Pool Room.
If you turn right in the Main Entrance Hall you step up to a door to:
Living Area: The living area is a large, flowing room with SONOS stereo speakers. Family Room: Comfortable seating, wall mounted Smart TV, gas, flame effect fire, electric keyboard. Dining area: Large wooden table with leather chairs for twelve. Bay windows and glazed door look out to the sea and lead out to the patio terrace. Gas, flame effect fire. Kitchen: Hand-crafted, fully fitted units with a marble and wood worktop combination. Large central island with five stools at the breakfast bar. Three sinks, two with Quooker boiling water taps and waste disposal unit, DeLonghi coffee machine with milk frother, three oven gas AGA, two ring induction hob, microwave, fan oven and warming drawer, dishwasher, under counter drinks fridge, full height seven shelf fridge, four slice toaster, cafetiere and larder cupboard. Rear galley kitchen: Concealed by 'secret' doors complete with dishwasher, full height, seven shelf fridge, full height nine drawer freezer with ice making drawer, small three drawer freezer, large sink and further storage cupboards.
Off the Living Area, is a further hall with an external door to a covered porch, the main staircase, carpeted with a gentle turn and banister, and
Cloakroom 2: W.c. and basin.
Taking the main staircase from the Living Area will lead you to a large landing. In front of you will be a secondary staircase to the second floor. The first floor landing has doors to:
Captain’s Cabin (bedroom 1): The Master Bedroom Suite. A large, light room with a raised sleeping platform (two steps up), super king bed, sitting area with two swivel seats and Smart TV overlooking the sea and desk. Study area with desk looking over the sea. Dressing Area: Complete with central island and L-shaped bench, dressing table, built in wardrobes and Juliette balcony overlooking the sea. En-suite bathroom: Walk-in shower with rainfall and hand-held shower, bath with hand-held shower, his and hers basin with shaver point, bidet, w.c. and heated towel rail and electric underfloor heating.
Quarter Deck (bedroom 4): Zip and link super king/twin beds, built in wardrobes, dressing table and feature fireplace. Three steps down lead to the Jack and Jill en-suite: walk-in shower with Rainfall and hand-held shower, bath, his and hers basin with shaver point, w.c. and heated towel rail. A door leads to Bedroom 3 (which can also be accessed from the hall).
If accessing bedroom 3 via the hall, please note that there are three gentle steps down in the hall to the First Floor Library
Brig (bedroom 3): Bespoke, 'built-in' bunk beds with four single beds, starlight colour changing LEDs and wide, open tread steps. Small wardrobe and chest of drawers and door to Jack and Jill En-suite (shared with Bedroom 2).
First Floor ‘Library’ Sitting Room: Occasional chairs, bench seat, table and four chairs, Smart TV and sea views.
Three steps up along the hall will lead to the rear of the First Floor, as well as the rear staircase.
Lazarette (bedroom 2): Zip and link super king/twin beds, built in wardrobe, dressing table, occasional chair and feature fireplace. Three steps down lead to the en-suite bathroom: Walk-in shower with rainfall and hand-held shower, small roll-top bath, basin with shaver point, w.c., heated towel rail and feature fireplace.
Bridge (bedroom 7): Super king bed, sitting area with Smart TV overlooking the sea and desk. Dressing area: built in wardrobes with hanging and drawer storage. En-suite Bathroom: walk-in shower with rainfall and hand-held shower, his and hers basin with shaver point, w.c., free-standing bath with sea views electric underfloor heating and heated towel rail.
The second floor is accessed via a staircase from the top of the main staircase, on the first floor landing.
Gaming/TV Area: Small area on the half landing with TV, beanbags and XBOX and Playstation 1 and 2 consoles.
Study Area: A desk, chair and lamp are on the second floor landing, in-between Bedrooms 5 and 6.
Crows Nest (bedroom 6): King bed, built in wardrobe, occasional chair, balcony with sea views and railings, feature fireplace. An archway leads to a dressing room with built in wardrobe and dressing table. En-suite shower room: walk-in shower with rainfall and hand-held shower, basin, w.c. and heated towel rail.
Forecastle (bedroom 5): Super king bed, occasional chairs, wardrobe and feature fireplace. An archway leads to a dressing room with built in wardrobe and dressing table. En-suite shower room: Walk-in shower with rainfall and hand-held shower, w.c., basin and heated towel rail.
Outside: A large, landscaped garden lies to the rear, providing elevated and private views of the sea. A raised patio terrace with seasonal planting contains a gas barbecue, loungers and outdoor table and chairs. Three steps down lead to the lawn, with a separate drinks patio. A small childrens' play zone has been created, with slide, swings and climbing frame. The main lawn ends in a ha-ha wall, with stone steps leading down to steeply sloped bank, directly opposite the sea.
The beach and seafront promenade can be accessed via a footpath along the left-hand side of Latimer House, which leads to Jacobs Ladder, a steep set of stairs with handrail. Avoiding Jacobs Ladder, the promenade can also be accessed by taking the pavement along Golf Road and down the hill along Maybush Lane. Languard Point and the foot ferry to Harwich is two mile walk to the south and Felixstowe Ferry and the Deben foot ferry is a two mile walk to the North.
Parking: A large, tarmacadam driveway with ample parking for up to ten cars or more if required. Fully enclosed by brick walls and an electric gate. There is also a basketball hoop.
Heating: Gas fired central heating.
Pets: 3 well behaved dogs are allowed at this property, but must be kept on the ground floor, kept off furniture and if bringing a dog then please ensure their crates are also brought for overnight. 4 dogs may be considered, please enquire about bringing a fourth dog along for your stay.
Notes: Bed linen and towels (bathroom and pool towels – not to be taken off the premises) provided. Wifi throughout the main house. Two travel cots provided, plus 2 multi-function highchairs (can be high chair with cushion, through highchair, toddler high chair). 7kw EV charging point.
Much of the town of Felixstowe is only about 100 years old, expanding with the port, but Old Felixstowe has been in existence since Roman times (at low tide from Jacob's Ladder, it is possible to glimpse the seaweed-covered remains of a Roman fort). The town stands at the mouth of the rivers Deben and Orwell where you can enjoy fishing and sailing.
A visit to the town by the then German Imperial family in 1891, along with the famous 'Felixstowe Spa' (providing high quality spa water) and the building of the pier and railway link, boosted tourism to the town which remained popular until the 1930s. The Cliff Gardens, originally made up of private gardens attached to large clifftop houses, were also formalised in this period, and were recently renovated by the local council.
There is a shingle and sand beach, a two-mile long promenade as well as a theatre, cinema, bingo hall, golf club, and amusements. There are a number of Martello Towers and a fort along this stretch of coastline, built to resist a potential invasion by Napoleon, and the whole area has many historic houses, monuments, and nature reserves to visit.
The road links to the town are excellent, with the A14 linking the town to the Midlands, the North via the M1, and London via the A12.

Latimer House was the finest holiday rental accommodation we have had and was perfect for our whole family. The quality of the finishes is of the highest standard and the setting and location equally good.
Latimer House is the perfect holiday property which lacks for nothing in terms of comfort & quality. We have just returned from a family celebration (12 family members spread over 3 generations) & it has been a holiday which will live long in all our memories. If you want a luxury location look no further.
The website pictures are beautiful - but be prepared to be blown away with the comfort, the colour theme of each room and the extra touches such as fluffy blankets in the cinema room. The design and thought put in is immeasurable, and each member of our family had a favourite room from the 1 year old to a very fit and active granny who loved being able to have a quiet swim each morning. Of our seven days in late July we only had a few showers, so able to enjoy the stunning garden space and relax a 1000%. Thank you to the wonderful Meg - that really was the final 5 star piece to a wonderful holiday.
