Situated in a tiny rural hamlet - this property is a perfect mix for quick access to the coast as well as enjoying the countryside. There is plenty to explore. The Homestead is ideal for those who love walking, birdwatching and cycling, all from your doorstep in the heart of Suffolk. Within easy access of Southwold (10 minute drive), Minsmere, Dunwich and much more, come and experience this peaceful cottage for yourself.

About the Property: A more charming and tranquil setting would be hard to find. A quiet country lane leads you through woodland and past open fields to the tiny hamlet of Clay Common. The Homestead is set within a large, lawned garden with private off-street parking. Open the windows to delight in the birdsong. At the end of the day stargazers can view the beauty of the stars as there is no light pollution in Clay Common.

On the ground floor there is a kitchen and adjoining dining room that comfortably seats 6 people. The sitting room has been comfortably and thoughtfully re-furnished and is a delight to relax in. The original fireplace has a simple beauty and an open fire for those who like the comfort of a wood fire in the evening. The adjoining hallway leads to a cloakroom with WC, a bath/shower room, and the master bedroom with an ensuite shower room.

The staircase from the hall leads to the first floor that nestles above the kitchen, dining room and sitting room. The first floor accommodation consists of a twin room and a double room with kingsize bed.

A paradise for dogs and children. The Homestead welcomes up to two well behaved dogs, with a section of fenced lawn for dogs. There are expansive lawns for relaxation and recreation for all the family to enjoy. Several footpaths can be accessed within a short distance of the front door, so do take your camera and binoculars with you as there is plenty to see.

Cyclists too will love exploring the network of trails in the area - one in particular which runs outside the property, leads to the Hundred River at Rushmere. A trip along the back roads can even take you to the small town of Halesworth. A full breakdown of cycle routes can be seen here.

Why we love this property: 2 The Homestead is a peaceful, homely cottage where the hustle and bustle of everyday life can be put on hold. It has been in the owners' family for 4 generations and has recently been modernised. 

Parking: There is off street parking for at least two cars. 

This cottage is ideal for: A group of friends or two families looking for a simple and memorable holiday within easy reach of the Suffolk Heritage coast. With Southwold only a 5 mile drive away, this truly is the perfect mix of coast and countryside. The accommodation on the ground floor is perfect for those with mobility restrictions.

Exploring: The Homestead is within easy access of the A12, perfect for exploring further by car. 10 minutes' drive from Southwold with its notable pier, sandy beach, quirky shops, art galleries, Adnams brewery, lighthouse and welcoming pubs and restaurants.
10 miles south of the Homestead is RSPB Minsmere, recent home to BBC's Springwatch. The National Trust site at Dunwich is also worth a visit, an area well known for its walking, bird watching and cycling.
Only 10 miles from Lowestoft and Oulton Broad, 20 miles from Great Yarmouth. 18 miles from Snape Maltings with plenty of shops, restaurants, galleries and its world famous Concert Hall. This cottage is superbly located.

Self-Catering Eating and Drinking: The Wangford Village Spar Store is a short 1 mile drive or cycle from the cottage. Not only does it sell fresh bread, daily papers and locally grown produce, it also stocks COOK meals and a good range of all food, drink and household products.

Eating Out: A fifteen minute walk or short drive takes you to The Plough Inn, a highly recommended and friendly pub run by Adnams. There is a plethora of Adnams and other pubs in Southwold, with some of the best including The Lord Nelson, The Red Lion, Sole Bay Inn and The Crown. All within a 10 minute drive away.

A peaceful location and very comfortable beds, with disabled access to facilities.

We found the house to be well proportioned, nicely decorated, clean and well furnished - very comfortable beds. Large, dog-friendly garden and surrounded by woodlands and farmland. Two pubs with good food and a well stocked shop nearby, all within easy driving distance of the coast. A good holiday destination.
