The pros The house is in a lovely location, as per previous reviews, the garden backing on to the pub isnt an issue for noise. The garden is a good space, with a nice table and chairs. The house itself is a reasonable size, we were a group of 9 and the bedrooms and living spaces worked. For the most part, parking didnt pose too much of an issuRead moree but that was with planning and not attempting to park mid day when parking became much busier, by the evenings it was much easier to park. In terms of the requires improvement, the following dont match the price point of this property. For the pricing, there are some fairly basic things that need addressing; Bedrooms Quality of the mattress in the middle floor master bedroom was really poor. Leading to sleepless nights, and aching backs. Overall the quality of beds and mattresses was lacking. The twin rooms, the cupboards were occupied with towels for change over, which meant there was no room for hanging for storing clothes in what was an already small room. Living room The TV in the living room is ancient and the BT box barely works. Fine if you dont plan on watching TV or have 30 mins to wait whilst everything boots up. Kitchen The state of the pans and frying pans was sub standard. The cleanliness of the crockery wasnt great, and Im not sure why on the basis there was a dishwasher. Bathrooms The use of a sensor light in the main bathroom was problematic, as it only worked when it was dark. This also triggered the extractor fan, which meant for much of the day (late May) neither light nor extractor worked. Dining area A good space but some of the chairs had broken backs, which risked them collapsing if you were to lean back on them. The general cleanliness of the property wasnt great either, the stairs and landings didnt seem well hoovered and the living room mats constantly created a high level of fluff. For the most part, it was a bit tired which I think made the property feel less clean. In summary, this property is well over market rates for Thorpeness, and for that youd expect a better standard of accommodation. Hide

A great place to stay in Thorpeness, not far from the beach and a lovely off road walk into Aldeburgh. Although its right next to the Dolphin Inn, we were not disturbed by the customers at all. Easy parking nearby, well equipped, lots of space for a large group. A great getaway.

Original cottages dealt with my concerns of sewage spill, dirty handrail and food jammed in radiator. Overall cleanliness not great and owner completely ignored our concerns. Not good. Location excellent but overpriced and not clean. Thank you for your review. Weve spoken to the owner and the issue has now been resolved.

Lovely light and spacious house, good for larger groups, good modern appliances and great location. Its a pity the council dont empty the rubbish bins weekly and the previous holidaymakers hadnt taken their empty bottles to the bottle bank - the maintenance man kindly did that. Overall we had a great stay and would recommend this property
