Discover the delights of Southwold while staying in the town centre and spend a day at the golden sandy beach.

Walk through the large entrance hall with a sofa to reach the lounge where you’ll find plump sofas, a cast iron feature fireplace and a bay window. Continue into the bright and airy dining room with contemporary touches and a long wooden table with bench seating next to the French doors which lead to the decked area. Additional seating can be found in the breakfast room. The kitchen is neutral-toned with shaker-style cabinets and modern appliances. Choose from a selection of games and books in the games room with a TV and sofa. Completing the ground floor is a study, utility room and separate WC. Split across the first and second floor are seven bedrooms, some with sea views, plus two family bathrooms – six doubles, five with en-suites, plus a king-sized bedroom. Outside is a garden with a decked area and furniture.

During your stay in Southwold, you’ll be surrounded by an array of delightful restaurants, shops and cafes within 0.5 miles. Also in the town are historical landmarks, like the Southwold Cannons, a model boat pond, a golf club plus a beach (all within 1 mile). Further afield you can find Benacre National Nature Reserve (5.5 miles), a zoo (8 miles), and a go-karting track (10 miles).

Perfectly sited house for accessing the village facilities near the beach and pier. Village centre is only a 10 minute walk. Enclosed garden is also a bonus for young children (or dogs). Perfect for our university friends reunion weekend. Well equipped, clean and very comfortable for a large group in their 70s as each room is en suite . Ideally suited in terms of location as its close to the pier and seafront.

Our stay over Easter 2026 was spoiled by the lack of any heating and hot water on arrival and was only fixed after three hours calling the helpline and waiting in for a local support visit. The first 3 hours of our rental was wasted and we had the stress of wondering if we could get the house cosy for our party, which included young children. A dRead moreisappointing start to our visit! Once the heating and hot water issues were resolved we enjoyed the house which was comfortable, well furnished and well supplied with all necessary equipment. Saxon House is in a fabulous location worked well for our group of 12 adults. The big entrance hall, 2 smaller lounges (in addition to the lovely main lounge) and ensuites in every room meant we all had plenty of space. The kitchen is well equipped and there's plenty of cupboard space. Lots of people have mentioned the showers - yes, they aren't pRead moreower showers, but most of them were fine. The fridge/freezer is a tall 2/3 fridge (with plenty of room in the door) 1/3 freezer, and was ok for us. The second washing machine in the utility isn't needed and a larder fridge could be put in its place. We had a lovely time. The area is absolutely gorgeous, there are so many great walks and things to do right on your doorstep. Hide

We have been going away as a group of 14 (adults) every December for over 20 years and sadly our stay at Saxton House was not the best and the house itself fell way below what we are accustomed to. It is not suitable for 14 adults, possibly it might suit better 2 families with children where the children are happy to share a double (4 foot) bed asRead more there are no rooms with single beds. Lack of hot water and a blocked kitchen sink added to our woes but it must be said that the young man who came out to attend to these matters was excellent. The whole house needs a complete refurbishment and really the only positive thing in its' favour is the location, which is excellent. Hide

Just had our sixth family holiday at Saxon House. The house is a great size for a large group holiday, and Southwold is the perfect location for a family holiday as it suits all ages. The house is in an amazing location - in under a minute you are on the beach or walking along the promenade. It has a large parking area plus we have been able to parRead morek easily on the road too - a bonus in Southwold. The downstairs of the house is excellent - with both the dining room and living room being very attractive and spacious. The large hallway, TV room, breakfast room and the snug have also been very useful spaces over the years. The kitchen is very well equipped. The bedrooms are a very good size plus light and airy. Our two major issues with the house have consistently been the bathrooms and the heating. The bathrooms would definitely benefit from being updated - two of the showers function so badly that we've never used them and another two are weak. The upstairs radiators look old - and don't seem to work at all in three bedrooms and two bathrooms. As the prices have increased quite a bit over the years, these two issues do make the house feel less good value now than it used to be. Hide

Amazing location. The kids loved being 2 minutes from the beach. Large roomy house with a fair size safe back garden and room to park 4 cars at the front. Short walk to the shops and cafes. Well equipped kitchen and lots of room for a party of 14. We had a fantastic week here

We were a large family group with ages from 4 to 80. Everyone was happy with their stay at Saxon House. The bedrooms were roomy and the beds comfy, lots of rooms and space downstairs. The garden was fine for both young and old.

A fantastic house for our annual reunion of university friends - we will probably book for next year. It is clean, bright (obviously freshly decorated), very comfortable and very well equipped. Its in a great location very close to the pier which is a must for a visit. (Ignore any Google reviews - they are totally inaccurate.)

Spent Christmas here with 11 people. The layout of the house is great, with lots of alternative seating possibilities. Bathrooms are small and in need of upgrading though. And the fridge is too small for a property of this size. However, its a lovely house in a good location and it was great to have so much parking!

Location is fabulous, bedrooms and lounge areas all nice furnished and very comfortable. The only criticism we have is that all bathrooms and kitchen could do with a refurb, this could have been overlooked if the showers were more than a dribble! However we had a superb weekend nonetheless.

Saxon House is ideal for a large family holiday. We thoroughly enjoyed our stay and appreciated the extra living rooms where the younger members of our group could enjoy spending time together without the adults. The pier and beach are literally five minutes walk away and it is an easy walk into the town. I'm sure we'll be returning.

We were a family of 12 so needed a holiday rental with many bedrooms but found the property quite shabby and lacking comfort. The kitchen was small for such a large house and the fridge capacity far too small for our family, the house boasted it catered for 14 guests, bizarrely it had two microwaves and two toasters but a tiny fridge.
