Property code: OC-OAT

This superb converted barn offers luxurious accommodation that includes an open-plan living space with a wood burner and three bedrooms with their own bathrooms. Ideal for families or groups of friends, it’s located in the quintessential country village of Hawkedon, close to Bury St Edmunds and within reach of Suffolk’s famous Wool Towns.

This impressive holiday destination has real wow-factor inside and out. Step down into the hallway, where there’s a handy desk in case of unavoidable admin, and into the fabulous open-plan living space. It’s a seamless transition from cooking a meal in the Shaker-style kitchen (which has a wine fridge and a breakfast bar for two) to enjoying it at the dining table, then relaxing on the sofas in the lounge area - perhaps playing a board game or watching a movie on the Smart TV. A utility room with laundry facilities complements the kitchen, and on this floor you’ll also find a handsome twin bedroom (with a Smart TV) and a shower room. The remaining two bedrooms, both with vaulted ceilings and characterful exposed beams, are on the first floor: a sumptuous king-size with a Smart TV and an en-suite shower room, and another king-size which has use of a bathroom with a claw-foot bath. The enclosed garden has a small patio area with a picnic bench, plus an expanse of lawn with five-bar gates that lead directly onto the village green.

Hawkedon has an excellent pub serving delicious food (especially Sunday roasts) and is surrounded by footpaths. It’s a great base for exploring Suffolk, just 9 miles from the historic market town of Bury St Edmunds, home to the smallest pub in Britain and the county’s only cathedral. The Wool Towns of Long Melford and Lavenham are less than 10 miles away.

  • 3 bedrooms – 2 king-size, 1 twin
  • 3 bathrooms – 1 en-suite shower room with WC, 1 shower room with WC, 1 bathroom with bath and WC

  • Underfloor heating on the ground floor
  • Smart TV
  • Enclosed lawned garden with seating area
  • Private parking for 3 cars

The Barn was really warm, comfortable with excellent beds, bedding and towels. When we mentioned that we would have liked a cafetiere Jon went out and bought one. Lovely to have the open plan space so you were not isolated while cooking a meal. Also the desk was useful as one of us had to work one day. We would return.

The Oat Barn (set in the most magical of teeny tiny villages) is the perfect blend of a unique old building with a modern, comfy and stylish interior. Perfect for families or small groups. So much space! There was plenty of room for us to enjoy being together, even with the giant Christmas tree we were lucky to have. It was super comfy and cosy wRead moreith the wood burned roaring and the winter wind whistling and there are lovely walks from the doorstep and a 15th century pub up the road. The fenced garden was great for our little dog and I imagine is a great spot for soaking up sunsets. We stayed to visit family locally and will definitely, hand on happy heart, stay again. Hide

Only suggestion would be a couple of higher arm chairs in the lounge for older people. The sofas are extremely low and presented difficulty for us.

A fantastic home-from-home nestled in the Suffolk countryside. Do not hesitate to book; do it and enjoy! We stayed with our dog, who is now depressed as he is back in his home and can't keep an eye on us from 1/2 way up the stairs. Highly recommend.
