Situated in the owner’s grounds, this delightful former cart lodge has been imaginatively converted to offer light, stylish and private accommodation in the heart of Suffolk, just a few miles from the historic town of Bury St Edmunds. With ample space for up to four guests, the property is surrounded by fifteen acres of private woodland. Perfect for couples and smaller families seeking an idyllic rural getaway, this lovely reverse-level retreat features a cosy wood burner and a charming balcony overlooking a deer paddock, and makes a tranquil base for discovering the woods, countryside and villages of this serene part of the county.

Entering the property, head upstairs to the light, colourful open-plan lounge/kitchen/diner. The sitting area has a Smart TV and a wood burner, providing a lovely space to snuggle up at the end of a memorable day. There’s a stylishly arranged kitchen, and the dining area is perfect for enjoying a fantastic meal. Doors open onto a pretty balcony with a table, chairs and access down to the garden. The first floor also offers a stunning, gorgeously tiled bathroom and a beautiful king-size bedroom with a TV and access onto a small balcony with a table, chairs and views across the deer paddock. Back downstairs, there’s a cheerful king-size bedroom with a TV, DAB radio and stylish en-suite shower room. Stepping outside, the large and private back garden has garden furniture and a lawn with plenty of space for children to play. You can also walk through and explore the15 acres of private woodlands.

The property is set in a quiet spot with Newmarket to the west (8.5 miles) and Bury St Edmunds to the east (6.5 miles). Popular local attractions include Ickworth House, West Stow Anglo Saxon Village and Chippenham Park Gardens, all within 10 miles.

Advertising gave a idealised picture of what the place is really like. Nice open space but Anyone with mobility difficulties will find the stairs and indoor steps very difficult. Very closed in. Very comfortable and well equipped upside down barn. The beds, pillows and bedding were all top quality and we slept really well (despite the heatwave) There are 3 well stocked grocery shops close by also plenty of supermarkets and eateries in lovely Bury St. Edmunds. Would recommend Ely for a wander especially the cathedral.

Hockerhill Barn is such a peaceful, secluded and yet extremely convenient place to stay. A village store is about a mile away. Bury St Edmunds is a 15 minute drive away, with the pretty and historically interesting Abbey Gardens, and a good choice of independent cafes. Cambridge is 30 minutes away, with an excellent super-convenient park & ride Read moreon the Newmarket Road. Hockerhill Barn is very comfortable, sensibly arranged and a really relaxing location to come back to after a days sight-seeing. Just be aware that the main living accommodation and one bedroom are upstairs, and one bedroom is on the ground floor, so it may not be suitable for someone with restricted mobility. If I was returning to this part of the country, Id definitely have Hockerhill Barn on my shortlist. Hide

The cottage was perfect for our requirements. It was in a lovely setting, very private and quiet. The owners were very helpful about the local area, and offered fresh eggs from their own hens.

We had the most comfortable and relaxing week. The Barn is warm, welcoming and clean, in a very beautiful and peaceful location. Everything we could need was provided and the fresh eggs a bonus!! We are already looking forward to returning again.

We had a lovely week at Hockerhill Barn, its in an excellent location and was very comfortable.There are two good pubs in Barrow, just down the road, TheWeeping Willow and the Three Horseshoes.The local fish and chip shop was also good. The owners are on site if you need anything and give you a generous supply wood for the wood burner.

We visited this cottage in November, four people, and two dogs, one of large size. The main accommodation is on the first floor, and the stairs are fairly steep. Our impression is that the cottage is best for small or medium size dogs. The joy of this site is the adjoining woodland, it was totally unnecessary to leave the site for dog walks, and boRead moreth dogs enjoyed themselves immensely. The wood is full of wildlife, including deer and pheasants. The owner's chickens also have a tendency to get out of their coup, so your dog may need some restraint if it is prone to chase any of these. The cottage itself is comfortable and cosy, and we do not hesitate to recommend it, especially for a quiet week away from it all. Hide

Very clean, comfortable and well equipped property. We had a small issue with the light downstairs and the owners were quick in resolving (minutes). Its in a lovely quiet spot but not too far from towns/restaurants/etc. We had a lovely relaxing stay.

Hockerhill Barn is a very nice and comfortable property situated in a lovely rural setting, close to the owners' house. The owners are pleasant and helpful if needed. Beautiful barn, adjacent to the owners property. The setting was ideal, very peaceful and the woodland within the property was perfect for those early morning and evening dog walks. The designated garden area was also spacious. The owners kindly provided deckchairs too. This was the cleanest property we have stayed in and thoughtfully well equippeRead mored. Bedding and pillows were of a high quality as were the lovely soft towels. There were four adults, two dogs and a baby in our party, so we would have appreciated a small freezer, as we could not fit much in the small freezer compartments of the fridge. The location was perfect for nature lovers and sightseers. The main town of Bury St Edmonds was very pretty and only fifteen minutes away, with a large variety of shops and plenty of places to eat. One thing I would point out, is if you have limited mobility, the two small flights of stairs are quite steep. Beautifully decorated barn with comfortable beds and bedding and well equipped living space and kitchen. Kept quite cool despite the 34C heatwave during our week! Plenty of room for 2 couples or family of 4. Added bonus of utility area, especially useful as we had a dog with us. Fabulous woods and surrounding countryside for dog walks. We have been using holiday cottages for over 30 years and this is the best yet. So much care has gone into the renovation of this barn. Excellent bathrooms and beautifully laundered bedding.

Lovely coach house in a beautiful village with easy access to enable us to visit our family. Beds are comfortable, showers good, lovely well equipped kitchen ( although fridge small with ice box) Please note that if you are of a certain age with dodgy backs/knees you may struggle with the stairs.
