This property is ideal for a family group or a gathering with friends. The large sitting room is perfect for both relaxing and entertaining. The fully-fitted kitchen is a delight to cook in, keep an eye on the children as they play board games on the dining room table. To the rear, the TV room provides a perfect solace for those wanting a bit of down time. The garden is a real delight. Entrance Hall: Sitting area with armchair and sofa, bookcase, occasional tables and writing desk.

Dining area: Table and chairs for 8 with door leading to the garden. An open fireplace divides the dining area from the TV Room.

Outside: With the L shaped cottage and ancient brick wall surrounding it, the garden is both sheltered and sunny and completely enclosed by fencing, wall and a gate which can be locked. With lawns and well kept flower beds there is a further seating area, ideal for sun lovers (2 loungers provided) and a croquet set. A terraced area outside the dining room has a table and chairs, a wonderful spot for al fresco eating. As for the children an arch of roses takes one through to a secret garden with rose bushes and shrubs and a garden shed where one might store bikes etc.

Orford is an attractive small town, dominated by the remains of a 12th Century castle keep - you may like to climb to the top to enjoy the panoramic views over the town and marshes. It is also famous for Orford Ness National Nature Reserve and Havergate Island, both a delight for ornithologists and nature lovers. Sailing and boat trips are available on the River Ore, with country walks in Rendlesham Forest. It is only nine miles from the beach at Aldeburgh, with the historic towns of Framlingham and Woodbridge and the world-famous Snape Maltings Concert Hall also within easy reach.

This was a very comfortable and spacious house in a fantastic location - very close to the amazing Pump Street Bakery and Pinneys. We enjoyed cooking in the kitchen which had everything we needed, relaxing by the fire and going for long walks and watching the sunset over the castle. We were even lucky enough to see seals swimming near the Butley ferry! We would definitely like to book this cottage again.
