On the banks of one of the most beautiful stretches of the River Deben, with access to its own private sandy beach, Sandlings Barn is a magnificent retreat in uniquely tranquil surroundings. Situated down a long, private driveway and surrounded by hilly meadows and ancient woodland on its own 45-acre estate, Sandlings Barn feels like a true wilderness.

Combining traditional Suffolk barn construction with stunning modern architectural features, it has been converted to a residential dwelling this year with particular consideration given to space and light.

The vast main room retains the scale, proportions and features of the original barn, with soaring ceilings with exposed timber beams. Floor-to-ceiling windows on either side of the space are at the heart of the room, flooding it with light throughout the day. A grand dining table sits at one end, with a comfortable snug with large sofas set around a wood burning stove at the opposite side.  

Leading off from the living area is the grand family bathroom. Complete with giant cast iron roll top bath, spacious walk-in shower and stylish chequerboard marble flooring. The newly fitted kitchen features ink blue units, finished with a marble worktop. This area also houses the  built in washing machine .

Sleeping accommodation is split between two levels. The mezzanine master bedroom retains the light, space and feel of the original barn with a stunning three-metre glass wall overlooking the main room (with curtain for privacy) with a super-king bed plus en suite bathroom. The second two bedrooms feature a king bed and twin beds. 

As stylish and spacious as Sandlings Barn is, it is its location that will truly take the breath away. Beyond the private terrace area are meadows and woodland, leading down to the banks of the Deben just 500 yards away (and visible from the barn). It's all available for guests to explore by foot, and the river, fringed by oak trees and secluded sandy beaches, is the ultimate place for wild swimming.

The historic town of Woodbridge is just a 10 minute drive away and is a fantastic location for a day exploring and offers an array of amenities during your stay. 

The icing on the cake is the private sandy beaches (shared only with the owners who live at the farmhouse).  Ever-changing with the tide, they are home to a stunning array of birdlife and cannot be accessed by road.  Sandlings Barn is in an area of Outstanding Natural Beauty, and the land is being rewilded to provide a sanctuary for the many threatened birds and animals that call it home.  It is abundant in nature and a fantastic location for those who love bird watching, wildlife and the natural world.

Watching one of Suffolk’s famous sunsets go down over the river on your own private beach, you will be in no doubt as to why the East Anglian Daily Times described this isolated spot as having “arguably the loveliest view in Suffolk”.

GROUND FLOOR

Open Plan Room with Sitting area: Comfortable seating and large woodburner, TV. Dining area: Dining table and chairs for 8. Soaring ceilings add a sense of space, whilst floor to ceiling windows and doors at either side flood the room with light.
Kitchen: Electric oven and hob, dishwasher, fridge/freezer and breakfast table with 3 chairs.
Family Bathroom: Roll top bath, walk-in shower cubicle, w.c., basin and heated towel rail. Built in washing machine housed in cupboard.
Bedroom 1: King bed and chest of drawers.
Bedroom 2: Twin beds and chest of drawers.

FIRST FLOOR

Bedroom 3: Superking bed, chest of drawers and large window overlooking the open plan room. Ensuite shower room: Shower cubicle, w.c., basin and heated towel rail.

Outside: Small patio to the rear of the property. There is a large amount of land surrounding the property which is available to explore at guests own risk. A short walk will take you to the river Deben, where you will have access to the private sandy beaches on the banks of the river.
Parking: Off-street parking for 3-4 cars.
Heating: Oil fired central heating.
Notes: Wifi, bed linen and towels provided.  Please note this is a working farm with usual farmyard noises.

just a minor problem with one of the loos...but was very efficiently sorted.. The barn is a fabulous peaceful place as is the country side around it...I would highly recommend anyone to stay here... Super spot altogether.
