Is the phrase 'The Wow factor' overused? ... possibly.. but not in the case of Troy Two.
Troy Two is a light and spacious contemporary house with superb open plan ground floor accommodation and three good sized bedrooms with ensuite bathroom facilities. The house is tucked away on a quiet road off Palmers Lane and is within walking distance of the beach, the heath and all the facilities in this pretty village via footpaths and small lanes. The property is in an excellent position for walking or cycling over the Bailey bridge into Southwold.
The village of Walberswick has two pubs, a well stocked village shop, a delicatessen and a small variety of tea and gift shops, plus a lovely beach with dunes, good walks and cycle routes by which to explore coast and the lovely Suffolk countryside. Walberswick is also close to the iconic Edwardian seaside town of Southwold and is easily reached by car, bicycle or on foot.
Porch & Hall: Entrance to the property is via a porch with hanging space and storage for shoes. A WC and hand basin is located off the hall. From the hall the kitchen opens into the dining area via the porch at the front of the house and through to the sitting room and garden room.
Kitchen: Excellent range of units with a superb island unit with a breakfast bar. Facilities include microwave, dishwasher, American style fridge with separate freezer and automatic icemaker and chilled water dispenser, twin electric ovens and electric ceramic hob, DAB radio.
Dining area: The vaulted dining area has an extending glass dining table and chairs for 8, bi-fold doors open into the garden, timber and steel open tread stairs to first floor.
Sitting area: Light and spacious area with four large sofas, two occasional chairs, wooden coffee tables, 49" smart TV, Blue Ray player, DVD player. Two double French doors lead to the garden, this area also includes a garden room which is glazed on two sides and has a lantern roof. The sitting area also has a log burner to supplement the underfloor heating. An assortment of books, games and DVDs are available. A starter pack of logs,kindling and firelighters are supplied Oct-March. During the Summer months fans are available: oscillating, tower fans for bedrooms and a large floor fan for the sitting area.
Stairs to first floor: Timber and steel open tread stairs with bannister. The first floor is laid with polished oak wood. The mezzanine landing overlooks the vaulted dining area.
Master Bedroom: Spacious vaulted room with king sized bed complete with a luxurious 1400 Pocket Sprung Mattress, bedside tables and lamps, built in wardrobes, dressing table, chair, hairdryer, mirror and TV, blackout Roman blind, with ensuite bathroom with bath, separate shower cubicle, twin hand basins and WC.
Bedroom 2: King sized bed, with bedside tables, walk in wardrobe, chest of drawers, bedside lights, mirror, hairdryer and TV, blackout Roman blind; Ensuite shower room with shower cubicle, hand basin and WC.
Bedroom 3: Twin beds with bedside tables and lamps, walk in wardrobe, chest of drawers, TV, mirror and hairdryer, blackout Roman blind; Ensuite shower room with shower cubicle, hand basin, and WC.
Laundry room: On first floor with washing machine and tumble dryer, sink with drainer plus storage and drying rail.
Heating: The house has underfloor heating throughout the house and all rooms are zoned with individual thermostats in each room. There are solar panels on the roof of the house which supplement the hot water as required and there is endless hot water for each of the three shower rooms.
Outside: The side garden has a large patio extension, ideal for dining out. Access to the patio is via the bi-fold doors. Six outside folding dining chairs and round table plus parasol are supplied plus two recliners. There is a barbecue to use but please bring your own charcoal. In a sunny, sheltered position, there is also a set of Kettler furniture with a wicker corner settee, armchair and dining table plus parasol for additional relaxing.
Parking: Gravel driveway with parking 4 cars. The garage is not in use for guests.
Notes: There is lockable outdoor storage for artist equipment, prams and pushchairs and lockable bike storage with six bike stands (bikes not available for use).
Bed linen and towels are provided, but guests are reminded to bring their own towels for the beach. Allergy free bedding is supplied for all the beds.
Complimentary baby friendly facilities are provided including a high chair, baby bath, changing mat and travel cot.
Superfast broadband plus a Wifi booster are fitted for extra efficiency.
10 USB charging points are available in the house

A wonderful, comfortable house with everything you could need. Lots of lovely walks and birdwatching. Recommend The Sole Bay on the river and coasters. Minsmere definitely worth a visit. We will be back!!
Great location and the kitchen had absolutely everything that we needed. Orford Ness and Sutton Hoo are worth a visit. Birdwatching was super with cranes, bearded tits, dartford warblers and plentiful marsh harriers. Weather typically British.
This is the second time we have stayed at Try Two and it really doesn't disappoint. Lovely accommodation, very clean & tidy and ideally situated for walks, local villages and access to local amenities.

The property was lovely, ideally located within a short walk to the beach and all amenities. We also took the ferry across to the beach at Southwold which also had more of a range of local shops. Overall cannot fault the property, would highly recommend.
