Old Valley Farm is a beautifully refurbished, Grade II listed, 17th Century farmhouse, ideally situated in the centre of Walberswick with views over the dunes to the sea from upstairs. The house (the older half of Valley Farm) is a stone’s throw from the beach, next door to the excellent Bell Inn and 100m from the shops, tea room and playground on the village green.
A truly perfect seaside escape for families and couples alike, the property’s flexible layout comfortably accommodates eight adults and an additional two children in a combination of super-king, king, twin and bunk beds. Beautifully finished throughout, this property oozes character with exposed beams, woodburning stove and doors reminiscent of Alice in Wonderland. The kitchen is light and pristine with stone worktops, bespoke units and limestone flooring. The kitchen gives onto a large separate dining room, which is the ideal space for all the party to get together and make the most of the self-catering experience. From the dining room, large glass French doors open out to the garden. Recently landscaped, the garden offers a wonderful space for all to enjoy with outside seating and the patio of the house is a wonderful suntrap. The cosy sitting room has exposed 17th century beams and a wood burner, making the property a great option for winter breaks.
There are three beautifully furnished and spacious bedrooms in the main house and a further bedroom and bunk room in the Garden Studio. Two of the bedrooms in the main house offer zip and link beds, making this property ideal for families or for up to four couples. The high standard of accommodation continues out into the Garden Studio, located 20m from the house at the top of the garden. It has been renovated to a high standard and provides a King size double bedroom and attached bunk room, ideal for a family of four or those needing ground floor facilities. In addition, there is private parking for two cars in front of the house and additional parking nearby.
For those with an interest in art, the house was once occupied by Philip Wilson Steer and stayed in by Charles Rennie Mackintosh.

Bedroom 1: Metal framed super king size bed, spacious room with views of Southwold, fitted wardrobes with mirrored doors. Alice in Wonderland door to En-Suite Shower Room: Rain shower, basin and WC. (Please note access to this bedroom and the En-Suite Shower Room are through low level doorways). – Please note – There is a separate steep winding staircase that leads to this bedroom however can be avoided by using the main staircase and walking through bedroom 2 if need be.
Bedroom 2: Twin beds which can convert into a Super King size bed. (please specify your preference at the time of booking). Views of Walberswick beach and the sea and Southwold with storage and open hanging for clothes. Chaise lounge. (Please note that there are two entrance doors to this room with one of them only being low level).
Bedroom 3: 2’6 twin beds which can convert into a King size bed. (please specify your preference at the time of booking).
Bathroom: Bath, over bath rain shower and hand-held attachment, vanity basin, heated towel rail and WC.
Garden Studio – located 20m away at the top of the garden in direct line of sight from the dining room. Glass French doors open into an area with a vaulted ceiling with a King sized bed, television, chest of drawers and open hanging for clothes. Ensuite Bathroom: Bath, over bath rain shower and hand-held shower attachment, vanity basin, heated towel rail and WC.
Bunk bed room – note that access to the bunk room and bathroom are via the main bedroom.
Garden: Large grass area and patios outside the dining room and Studio.
Parking: Private parking for two cars at the front of the property.
Heating: Oil heating.
Pets: One well behaved dog welcome. Second considered on request. Dogs restricted to tiled areas.
Notes: This property is listed as a Sleeps 8 but could take two additional children making a total of 10 - please mention when booking. This is a very child friendly property boasting two travel cots, two toddler bed guards, one high chair, an assortment of toys and a baby monitor connecting the Studio to the main house. It is also only a 30 second walk from the famous crabbing on the Dunwich River.

Walberswick is a former fishing village just across the harbour at Southwold – you can take the small ferry boat from Southwold across (summer season only) or there is the footbridge to use. Walberswick has surrounding heath and marshland which are protected as an Area of Outstanding Natural Beauty. Walberswick is very popular with walkers, cyclists and families and is known for its annual crabbing competitions. Walberswick has attracted famous figures over the years with many famous celebrities maintaining homes in the village. The village has two pubs – The Anchor and The Bell Inn – the latter which inspired the creation of Adnams’ Ghost Ship Ale, a tearoom, art gallery and gift shop. There are some fantastic walks from Walberswick via the Suffolk Coast Path leading to the historical village of Dunwich. Other attractions nearby include the seaside town of Southwold, Blythburgh and RSPB Minsmere Reserve is just a short drive away. Walberswick is located in Southwold and the Surrounding Villages.

We have had a fabulous weekend staying in your beautiful cottage. Great dog walks on your doorstep & a great friendly pub next door! A real home from home and we have really appreciated the great taste & decoration of this beautiful cottage. The cabin is a real bonus!
