In the heart of Southwold and directly next to the prominent local landmark of the ‘Southwold Lighthouse’, the seafront only approximately 100 yards away, this is a perfect location for your next holiday. Simply fantastic views of the neighbouring iconic Lighthouse, the property name ‘Room with a View’ says everything. On entering the property you are welcomed into the large hallway with plenty of storage for coats and shoes. The large lounge offers two areas of seating, one with the television and woodburning stove making this property ideal for breaks all year round. The second area more quiet, with french doors leading out to the private courtyard garden. The kitchen/dining area provides again a spacious area for all the family to come together and enjoy some home cooking. The kitchen is well equipped with all you will need to make the most of your self-catering stay. The open staircase from the kitchen leads down to the lower ground floor where you will find a bedroom/snug room with twin beds. Up on the first floor, you will find three spacious bedrooms all beautifully furnished throughout, a shower room and bathroom. The second floor provides the master en-suite bedroom with a king sized bed and the most breath-taking views of the lighthouse and the roof tops beyond from the very large Velux window. Shop: 100 yards. Pub: 100 yards.

GROUND FLOOR 
Hallway: Hooks and hat stand for coats and shoes.
Sitting Room: An open room with a wide archway. The front aspect has soft seating, a television and wood burner with modern white shutters to the bottom half of the windows providing privacy. The rear aspect has additional seating with glass French doors which lead onto the paved garden with furniture, with the lighthouse literally just beyond the garden.
Cloakroom: Vanity basin, heated towel rail and WC.
Kitchen: Neff oven, electric induction hob, fridge freezer, dishwasher, washing machine, tumble dryer, table and chairs and stable door to the paved garden.

Shower Room: Large shower cubicle with rain shower and hand-held shower attachment, vanity basin, WC and heated towel rail.

SECOND FLOOR
Bedroom 1: King size bed, chest of drawers, full-length mirror with open hanging space. Exposed brick work and a large eye level Velux window with stunning views of the Lighthouse which is a stone throw away from the window En-Suite: Shower room with shower cubicle, basin and WC. Heated towel rail.

Garden: Good sized, paved Courtyard Garden at rear with a large table and chairs. There is even a shower for rinsing off those sandy toes!
Parking: Private parking for one car.

Southwold Pier Area - It is often said that nothing changes in Southwold. However, the much-acclaimed pier was rebuilt in 2001 and was the first to be constructed in England in over 50 years. It now fits in well with the painted beach huts, promenade and colourful flowerbeds. There is a shop, cafes and an alternative amusement arcade there. The selection of properties hereabouts makes it an ideal location to stay in Southwold if you require quiet accommodation that is also close to the beach, town centre and the many footpaths across the marshes leading you to the less explored areas of the town.
