The location of this house is outstanding. Ferryway is a stunning, architect-designed beach-side house on Ferry Road in Southwold, with the bonus of superb views over the dunes and across the marshes to the Edwardian town. Ideally sited for a holiday home, it's just a short walk to Blackshore harbour, with its fisherman's huts selling fresh fish daily, and to Southwold high street, with its many independent boutiques, pubs and restaurants. But the true beauty of this house lies in its proximity to the beach: take a few short steps across Ferry Road and over the dunes for that early morning swim.

The interesting design and use of light and space, which makes the most of the rural views, brings the 'wow' factor to this house. The large, open-plan living area with comfy sofas, dining area and a wood-burning stove for the winter months, has a raised deck with access to the garden which overlooks the fields and marshes. This living space opens out into the kitchen which is equipped to a high standard. Additionally, on the ground floor, and accessible for wheelchairs, is a cloakroom, WC and shower.

The two main bedrooms, both with king size beds, are well furnished and spacious with views over the marshes and the expansive, ever-changing skies. There is also a first-floor sitting room and balcony, with views across the dunes to the sea and the distant pier. There is a further cosy sitting area (accessed via a ladder staircase) up in the "crow's-nest", with vistas of the coast through a round window at the front of the house. Even the bathroom has a stunning view towards Gun Hill.

The small garden area is laid to grass with a decked sitting area: the perfect space to relax and enjoy a drink on warmer days, looking out over the marshes. A ramped entrance for wheelchairs is in situ, along the side of the house and up on to this decked sitting area.

There is a small ‘off road’ car space at Ferryway (suitable for small car only). Please note, however, the access-way off Ferry Road, between The Perch and Ferryway, is to the fields at the rear. This access-way is only for guests to load and unload and must not be used for parking.  There is also a public car park at one end of Ferry Road. Additional unrestricted parking can be found in Gardner road and towards the common.

The area:
Southwold is a delightful seaside town: its colourful beach huts, excellent range of independent shops, cafes and restaurants, beautiful sandy beach, award-winning pier and atmospheric harbour, not to mention Adnams Brewery, all add to its timeless appeal. Bring your bucket and spade for some genuine seaside fun, or take a gentle stroll along the promenade and take in the lovely views of the pier, beach huts and lighthouse.

Notes:

Bed linen, towels and all energy costs included. The house is centrally heated, fully double glazed and well insulated. There is a wood burner and one small basket of logs is provided on arrival in the winter months (November-March).

Sleeps a maximum of four adults.

Please note that the garden is not secure due to the use of open-style, three-tier fencing.
